Terms & Conditions – Monthly


References – satisfactory references and full credit checks are required prior to commencement of tenancy.

Application forms – all questions to be answered to allow the referencing agency to carry out their checks.

Proof of Identity –
You will be required to provide proof of identity at time of completing application form as follows:-

Photo – passport
Address – utility bill or bank statement no more than 3 months old
Income – provide the last 3 months pay slips

Proof you have the right to reside in the United Kingdom

Fees – payable at time of application (cash only) in respect of cost of references and administration, charges are as follows:-

1st Applicant £200.00
2nd applicant £ 50.00
Additional applicants £ 50.00 each
Guarantors £ 45.00

Company Lets will be charged at £280.00 payable at time of application.

In the event that you withdraw your application or unsatisfactory references are received then no refund will be allowed.

Additional Fees during the Tenancy which may be charged
If any standing orders or cheques are cancelled or dishonoured without prior written agreement of the Landlord or Agent then a charge of £40.00 will apply.

Late payment fee of £40.00 becomes due if rent not paid by the 13th day of the due date. If after a further 7 days payment is still not received then a further charge f £25.00 will be made for every reminder letter or e-mail sent to the tenant and the guarantor.

In the event payment is received by the Landlord or Agent by any means other than standing order or direct transfer into the nominated bank account then a charge of £40.00 is due.

A checkout fee is payable of between £45.00 and £75.00 (dependant on size of the property) for the final checkout inspection of the Inventory and Schedule of Condition of the property once you have vacated.

Tenancy extension fee of £85.00 for each extension of the tenancy. Only applies if a new tenancy agreement is drawn up. No charge if tenancy becomes Statutory Periodic.

Referencing fee of £30.00 for providing a reference for the purpose of mortgage lender or landlord/agent.

Rent – Rents are payable in ADVANCE. The initial move in rental to be paid by way of cleared funds, i.e., bankers draft or building society cheque. All future rents to be paid monthly by standing order from one bank account only.

Deposit – This will be calculated at the monthly rent plus £200.00, i.e., if the rent is £400.00 per calendar month then you will be required to pay a deposit of £600.00. Payment is required at time of move in by way of cleared funds. The deposit will held for the duration of the tenancy and will be returned, subject to any dilapidations, following checkout inspection of the property. The deposit to be paid in addition to the first months rent. Deposits are registered with My Deposits (details on www.mydeposits.co.uk).

Tenancy – this will be for a term of six months.

  • Pets – are not permitted.                            Smoking – not permitted.

The property will remain on the market and available for let until completed forms and fees have been received.
