We do not charge application/administration fees for taking a property with ourselves.
You will each be required to pay the deposit when you apply for a property. This deposit will be registered with My Deposits (details on www.mydeposits.co.uk).
We will ask you to complete an application form and provide 2 forms of identification (one will be your student card showing your photo the other an address i.d. which can be bank statement, utility bill or similar no more than 3 months old). In addition you will need to provide proof you have the legal right to reside in the United Kingdom.
A guarantor will be required for the duration of the tenancy and you will be given a guarantor form to be completed by an appropriate adult who will be in full time employment. Again 2 forms of i.d. are required (photo i.d. which can be a passport or driving licence and address i.d. which can be a utility bill or similar no more than 3 months old).
Upon receipt of the completed forms we will prepare a tenancy agreement and you will be contacted to arrange an appointment at the office for you to sign the agreement.
On 1st July you will be required to pay the half summer rent (1st July to 31st August). You will be allowed to keep your possessions in the room from 1st July. In the event you wish to reside at the property from 1st July then you will have to pay full rent.
On 1st September you will be required to pay the rent due 1st September to 31st December.
On 1st January you will be required to pay the rent due 1st January to 31st March.
On 1st April you will be required to pay the rent due 1st April to 30th June.
Fees applicable during the Tenancy which may be charged
In the event that an individual tenant wishes to be released from the tenancy prior to taking up occupancy or leaves part way through the contract the individual tenant will be liable for rent until such time as a replacement is found. It is up to that individual tenant to find a replacement tenant acceptable to the Landlord. A fee of £75.00 will be payable by the individual tenant for the additional administration involved. In the event that the agent or landlord finds a replacement then the fee payable will be £150.00.
If any standing orders/direct debits/cheques are cancelled or dishonoured without the prior written agreement of the landlord then a fee of £40.00 becomes payable and a reminder sent to the individual and the guarantor.
Should the rent still not be paid by 1.00p.m. not later than 13 days after the due date then a further £40.00 late fee will be payable and a second reminder sent.
Seven days later if the rent still has not been paid then a charge of £25.00 will be made and a further reminder sent to the tenant and guarantor.
Overdue rent of 28 days or more will attract interest at the rate of 4% above Bank of England rate.
In the event that the landlord applies to the court for recovery of rent arrears then the individual and guarantor will be taken to court and any court costs will be sought from them. The landlord may charge £150.00 to cover administration for such Court action.
In the event the tenant loses full time student status then they must inform the landlord in writing within 7 days. If the individual tenant loses full time student status then that tenant becomes liable for council tax for the whole property.
The landlord may charge the tenant £50.00 for collection of council tax in the event the tenant’s student status is not proved and the landlord has to make payment of council tax to the council.
We are unable to accept payments by debit cards or credit cards.
